Dale Carnegie - Inspirational Words of Wisdom.

Dale Carnegie was an American icon as a writer and an inspirational lecturer. He was an early proponent of what is now called responsibility assumption. In it's simplest terms it means "take responsibility for YOUR actions in life". Stop playing the blame game.

Everyone is guilty of doing this. I am, you are, they are, we all are. I have accepted the fact that some issues I have had in the past or have now are my responsibility and I need to blame only myself. Once you accept this in your life, your stress greatly reduces and your mind becomes more clear. ONLY when you do this will your stress reduce and your mind will calm becoming clear.

You can see a trend of mindset by seeing how many views are registered for this video and others on the same subject compared to the mainstream videos that are constantly blasted in our faces. Makes me ask the question,

Are people concerned about their own personal growth and development or are they complacent and willing to accept their life full of complaints and blaming others for their own personal actions?

Echo Boomers

The generation that grew up in the Great Depression and made tremendous sacrifices during WWII is known to many as "The Greatest Generation." After these men came home from the war and the women left the work force, they started families all over the country which produced the "Baby Boomers." This was the largest generation to come of age at one time. 77 million babies were born from 1946 - 1964.

The baby boomers have had a lasting economic, cultural, demographic, and political impact across America. Their generation is aging, starting to retire, and leaving a profound change across the landscape of our country. The population of the Baby Boomer Generation is about to be dwarfed by their offspring, The Echo Boomers. The Echo Boomers are 80 million strong having been born from 1982 - 1995.

A lot of people are not aware of the Echo Boomers because they have not made a major economic impact on society yet because of their age. This is changing! The Echo Boomers are starting to get into the work force, others are still in college and in grade school. Once they start making a major impact on society is when you will hear more of this generational term.

Everyone knows of the housing boom that was created after WWII, well ladies and gentleman, the Echo Boomers will have a major impact on real estate as well. Over the next 20-25 years there is going to be a major real estate build out across the country. Not only will the Echo Boomers live in these homes but immigrants from foreign countries will continue to migrate needing housing. America's population is constantly increasing.

Real Estate Investing will be abundant for those who are taking advantage of this long-term wealth building investment. Not everyone will have the ability to buy so they will rent apartments and homes providing more opportunities for investors. Now, if any, is the time to be a real estate investor.

Baby Boomers are retiring, moving to different parts of the country requiring more housing. The Phoenix, AZ area alone is expected to double in population over the next 20 years. The Echo Boomers will be buying or renting housing left behind by the Baby Boom Generation.

I first heard of the Echo Boomer Generation more than 2 years ago through Nouveau Riche's Income opportunity briefing. In order be a successful businessman or business woman, you need to stay on top of the news that will affect your business. Jim Piccolo, President/CEO of Nouveau Riche is a MASTER at this. He provides the necessary information and education for his students to succeed and live the lifestyle they want if they take action.

Nouveau Riche is all about community. We have fun times at our local events and especially at college. I have had the pleasure of meeting amazing people from across the country. These individuals are regular people that wanted and deserved a better lifestyle. We have found, all through word of mouth, this amazing opportunity!

Coffee - A Favorite

As you know, life is not just about business. You need a balanced lifestyle to be happy and have fun. I know people who are highly successful but are miserable in their personal life. You deserve to include your pleasures in life. One simple pleasure of mine is coffee.

I remember as a kid asking my Dad to taste his coffee. When I did, it was so disgusting and vowed never to drink it. Yuck! Years later when I was a sophomore in college, my Dad brought home donuts one evening and he made a pot of coffee. I thought to myself, I'm going to try coffee again. I heard it goes well with donuts and other sweets. Why not?

I shoved my hand in the bag of donuts pulling out a chocolate long john, (favorite) pouring a cup of coffee and sitting in the family room with Dad. Of course I started with the donut first. Yum! Next came a sip of the hot coffee. After taking that sip, after the bite of the donut, I WAS HOOKED!

I remember saying to my Dad, this coffee is so good. Dad, coffee goes well with donuts, and on and on and on. 16 years later, I still love coffee and can drink it with any meal. It enhances the flavor of the food and the food brings out more taste in the coffee. For me it does.

Now for promotion time. When I first started out investing in real estate 3 years ago, I met a Realtor and he suggested we meet for coffee. I said sure. He suggested meeting at Julius Meinl down on the Northside of Chicago. Blocks away from Wrigley Field. Ok!

Julius Meinl serves excellent European coffee and has a variety of teas. I highly recommend their coffee. I love the flavor of European coffees. Another cool thing is they serve sandwiches with a side salad and NOT chips or fries. Healthy...very cool. Try their coffee if you are a coffee lover.

Thank you Dad for bringing home the donuts that night and re-introducing me to coffee. We have had countless cups together, including one of our favorites on that trip to San Francisco. Every time I come to visit you in Arizona, I know having a cup of coffee is a simple pleasure in life and I get to share it with you!

Real Estate is Priceless

For investors, real estate is priceless. The endless streams of income* makes it priceless. Creating equity^ out of properties that do not have equity, makes it priceless. The endless opportunities(#) makes it priceless. The ways we are educated(!) and on-going education makes it priceless.

* If you buy right and treat it as a business and manage it correctly, the income stream will always be there. Buy and hold properties - our tenants pay the debt. A smart investor does not buy and hold without monthly cash flow. Why would he/she? Investors buy at the right price to ensure this. They also protect themselves with a cash producing business or hefty reserves.

^ Creating equity through a short sale is possible on every transaction you work that qualifies as a short sale. Does it happen on all of them? No? Does the right education by successful people help increase the opportunity for more closings? YES.

Even if the market was very good in the eyes of those who are not familiar with what we do, there are always opportunities for short sales. Why? People still lose their jobs, go through divorce, and have a death in the family. We assist those in this situation. We are business people making a living as well.

(#) Opportunity is around all the time. It is endless. An investor may work on and close a short sale and possibly work on the same deal years later as another short sale, rehab, or purchase it as a rental. It is an endless stream of opportunity for investors.

Investors also may buy commercial, invest their money into a deal, or work a myriad of strategies that are possible to generate more and more opportunities. It is truly endless. Investors are making their money work hard for them instead of working hard for it.

(!) Education is key to your success as an investor. However it's not just education, but WHO is teaching you is even more important. The proper education and practitioner will mitigate your fear and increase your success.

--- We buy wholesale. This increases the ability for positive cash flow. However, there are some deals out there close to retail price that will produce cash flow.

My friend purchased a home on The Investor Concierge (A Nouveau Riche Community Benefit) for $235,000. It was worth $260,000. He has a monthly cash flow of $595.00 dollars. ***In this market!*** How is this possible you ask? The home was located in an area that had a housing shortage and is 80 miles away from an area where they found natural gas resources. Housing is in demand and he purchased a gem!

The first time I watched American Beauty I laughed so hard at this part of the movie. Carolyn Burnham declares "I will sell this house today" and proceeds to clean, scrub and make tidy while speaking her affirmation.
