Assist/Guide NOT Help

Disclaimer: I understand the difference between the two. I'm going to relate the difference mainly using the context of this article in a non-emergency setting. If you are in physical danger, I will help you. This article is based on regular life and business scenarios.

Assist vs. Help. I know, I know...what is the difference. When you look at the definition of help it uses the word assistance. I'm going to put my own spin on the difference and the way I look at the difference between the two.

When I think of the word help, it is telling me to solve a problem. Physically and mentally I have to put full effort into it. It means the person asking for my help wants me to take over the problem and solve it for him/her. To me the person asking for help will not to learn how to solve it, if I have to step in and solve it all on my own.

Imagine if 10 people came to you and asked you to help them solve their top 3 problems. That means you have to take over their problems and get it to a resolution all on your own because they cannot do it. To me, it is saying they want to dump their problems on you or someone else to resolve because they don't want to deal with it any more. They simply will not know in the future how to solve a problem if they dump it on yours or someone else's lap.

The best thing to do is assist or guide them in solving their problem. If you lead a person down the right path so they can see how it is resolved they will learn from example how to do it. You simply cannot help someone with all their problems. The best thing you can do is guide them to the resources that will resolve the issue and support them along the way.

Ex: I remember when a lot of people wanted me to do all work on some of their investment deals when they first got in the business. They were looking to make money, but having me do all the work. Tony, can you do this and that and call this person and call that person. No, I cannot. If I spent all my time helping them by doing all the work, how would they learn. So what I did was I guided them down the path to do the deals by telling them what questions to ask and what information to get so they can go through the experience and learn by doing. As they got the information and relayed it back to me, I analyzed it and we kept moving forward. I didn't spend all my time working the deal myself, but gave them guidance to do it and supported there position.

In a business/investment deal, if I have to do all the work I expect 100% compensation, especially if you dump all the problems on me. If you approach me and say can you assist me with this deal and I will compensate you for it, it tells me you are willing to do the work seeking the proper guidance to close the deal. To me that is the difference. I don't have to put forth all effort in solving all problems, I'm simply guiding someone to a positive end result and they are learning by example.

Remember, a little bit of something is a lot better than a whole lot of nothing!

Personal Growth and Development...

...implement it in your life or you will not be as successful as you want to be.

If you stay stagnant and do not allow other people to assist in your growth as a person, don't begin to complain about your situation. There are organizations and people out there dedicated and devoted to assisting individuals in their personal development. You can educated yourself all you want in your field, but you need to grow as a person to achieve maximum potential.

I am not an expert on this subject, however I have seen a lot of people (including myself) grow and have more success. We are able to handle and manage stress better, ask the tougher questions, build stronger relationships and live fulfilling lives of love and peace.

No one knows yet the absolute maximum potential of the human mind and we may never know. However, I know my success coaches keep growing by learning from people who have been doing this a lot longer then they have. One of my success coaches told our group that he paid $20,000 to talk to one of his mentors. Not only is he growing himself, but he takes the wisdom given to him and gives it to us and all of his clients.

How can you expect to help someone grow when you don't grow yourself? The more you are willing to invest in yourself, the more you can assist others in their growth when you are called upon. I could never help someone grow in my past until I did it first.

I was putting all effort into one area of my life causing a lot of mental strain for myself. I started reading Self-Help Books, talking to people who have gone through various education seminars for personal growth and development and surrounding myself with highly successful people.

I'm not a preacher, but Personal Growth and Development is essential to not only growing as a human being but in your professional career as well. Believe me, I have seen many people change for the better after they take on this amazing life changing maxim.

Ingredients for Success

There is not one, but many ingredients needed to be successful in any career path you choose. In this article I will list some I constantly mix in to keep on top pf my game. Some I incorporate more than others due to the fact that they are needed, wanted or desired more.

  • Education - Continuing Education via my peers or self education. A must!
  • Health - Maintaining a healthy lifestyle gives me more energy.
  • Exercise- Maintaining physical and mental health keeps me on my toes.
  • Inspiration - Hearing success stories form other people drives me more to give back.
  • Attitude - Having a positive attitude is vital as it limits my stress.
  • Meditation - Take time each day to relax and re-charge.
  • Reading - I read, even if it is a little every day for mental relaxation.
  • Hobbies - I have various hobbies I like to do to get away from work once in a while.
  • Organization - Stay organized to mitigate the ridiculous stress of finding things all the time.
  • Volunteering - Giving back to others or helping people makes you feel good and is fulfilling.

I incorporate some of these on a daily basis, a few times a week or on a weekly basis. I realized in order to be successful you must have a balanced lifestyle. Putting everything into one area of your life will not get you anywhere. I know this from personal experience. Once I started maintaining a balanced lifestyle including all areas of my life into my daily routine, I found out how much more energy and less stress I had in my life.

Short Sales - 2009

2009 will be another year of engaging in short sales for investors. There will continue to be an abundance of opportunities to close a lot of deals and funnel our income into other investments letting our money continue to work hard for us.

The mindset we have going into a short sale is what can we do to help the home owner. First things first is to let them know nothing is guaranteed. We have them sign a letter of understanding detailing what we are trying to accomplish.

Number one is to keep a permanent foreclosure from going on their credit. Second, what is it they need that we can assist them in moving out of the house. Granted the bank does not allow the seller to receive any profits from a short sale, but we may take our own money and pay for their rental truck or first and last month's rent at their new place. We understand they are in a financial crunch, so we are willing to offer some assistance.

We know all short sales do not close, so we keep an existing pipeline of them going. We put together the short sale package getting the Authorization to Release Information form signed by the seller so we can talk to the bank on their behalf and fax it over to the bank. After we fax the package we let it go.

We start to follow up once a week. The first week we find out who has been assigned the file. We get all pertinent contact information in order to keep the channels of communication open. As we continue to follow up we always ask the person with our file if they need anything now or is there something that needs re-faxed.

We never get upset at the person working the file. They are not in control of making the ultimate decision. If we do not hear from our contact for an extended period of time we have ways to get them to call us. Ohhhh how I love those who taught me short sales and how to get the bank contact to call. The little secrets you learn.

Make sure you have your buyer's lined up. Cash buyers first, qualified financed buyers second. Make sure to follow up on all necessary tasks as they rise to ensure a quality closing.

2009 will continue to bring about more short sales with Option Arms and Alt A paper loans resetting. Recasting of the Option Arms will tack on unpaid interest to loans causing more home owners to owe more than what the house is worth.

The American Dream

The American Dream is not "just" owning a home. Let's get this "one and only" thought process out of the collective conscious. The American Dream is NOT about working long hours for someone else with enough money just to make ends meet, hoping for constant job security and matching benefits. The first thing Corporate America does is cut benefits. Yippeee, now you are a total slave to your money; trading time for dollars and unable to retire. I could (and should) rant about this for paragraphs and paragraphs....but....ah...NO.

The American Dream is about lifestyle. Yes everyone wants to own a home but there's more to The American Dream. The ability to leave for vacation and if you choose, be able to stay another week without worry or stress. The ability to pay for your children's education and retire wealthy enjoying your Golden Years. Living in your dream home with "your" luxury car having parties with friends and families.

The American Dream should be revered as the greatest opportunity for individuals to exceed to their highest capabilities with no restraints. After all we are living in the land of opportunity and not, "hey this is what you are supposed to do" mentality. Opportunities are endless to live this dream with excitement, fulfillment in all areas of your life and to mitigate stress as much as possible.

The American Dream should no longer be a dream, it should be your desire, your way of life, your goal. Stop listening to all the negativity in the news and those around you who constantly spew it out of their mouths daily. Ask yourself, when was the last time the "negative news" helped you achieve your goals and objectives? Yes there are certain things I follow in the news but it is pertinent to what I do so I can stay on top of my game.

It is time for you to stop living The American Nightmare and start living The American Dream!

This list is the reason why I tell everyone I know about Nouveau Riche! There are a lot of happy and excited people in this organization. I'm glad to be surrounded by them!

Nouveau Riche - 2009

2008 ended with another amazing college with Jim Piccolo hosting over 400 people at his 22,000' abode in Arizona. Students from all over the country received more world premiere real estate investment education from practitioners in the field ending with a celebration with the President and CEO at his home.

2009 is going to be an incredible year for those who are already involved in Nouveau Riche and those who will be joining us! More millionaires will be made!

Here in Chicago we are gearing up for our first "Super Saturday Training" of the year January 17th followed by our first "2 Day Intensive" of the year January 30th and 31st. The 2 Day Intensive will be 1 of 2 before our first college in April. Our Intensives generally attract between 500-800 people each day. All in all, 3 days of training from millionaires in 2 weeks time. I love our opportunity!

The possibilities are endless for the coming year for Nouveau Riche business owners and real estate investors. Right now we are only seeing the tip of the iceberg as Jim continues to provide more ways for students to generate income and learn from the best in the business!

The time is NOW to look at our opportunity knowing where NR is heading for 2009 and beyond. Our leaders are planning and setting in place the possibility for everyone to have anything they want in their life if they take action. YOU deserve this opportunity!

NR Testimonial from a fire fighter

My friend Karl T. (keep last name out for privacy purposes) and his wife purchased a property that was in need of repair. Karl is a career fire fighter and at the time his wife was laid off from her work. This was roughly 3 years ago.

The two of them could not make the property work and they were going to sell it at a loss of $10,000. He showed this property to his NR mentor and his mentor said, you need to go to college. Karl said to him we can't afford to go to the college. His mentor insisted he go to the college. Why? His mentor knew exactly what kind of deal Karl and his wife were sitting on. Instead of stealing the deal from him, he insisted they go and do the deal themselves.

Karl and his wife found the money to go, came back and on the same deal they were going to lose $10,000 on it if they sold it, now are going to make $81,000 over 3 years and have a lease option tenant in the home. There were happy beyond words.

Karl has also used our Mastermind calls to ask questions and close a short sale. Just by getting on the phone and asking questions, he closed a short sale deal. That is awesome. Karl and his wife currently own 37 properties and went from a 38% tax bracket to a 1% tax bracket. Deductions in real estate are awesome.

Karl and his wife have become good friends of mine. They are doing very well. His wife no longer needs to go back to Corporate America as she does NR and investing full time. Karl his going to finish is final 2 years as a fire fighter, yet continue to invest and grow their portfolio together. I've known Karl for over 2 years. He his a gentle soul and willing to give back to others.

Inspiration NOT Motivation

Merriam-Webster defines Motivate as:

1 : something (as a need or desire) that causes a person to act

Merriam-Webster defines Inspiration as:

1 a: a divine influence or action on a person believed to qualify him or her to receive and communicate sacred revelation b: the action or power of moving the intellect or emotions

Motivation is a simple stimulus-response emotion. Someone or something gets you excited inside (motivate) and you react in a positive manner. Usually this emotional charge is temporary.

Inspiration goes into your deeper core, your soul. It drives you, moves you, and guides you down the road to not only change yourself but to assist/guide and impact other people's lives for the betterment of man.

For me I love to be inspired. It stays with you, inside you forever. It is an energy that gives you the ability to act on and produce results you never thought were possible. Inspiration is a force beyond words.

I'm inspired to change as many lives as I can financially. Give back to people the opportunity I have been given that has changed my financial life. There are many people not only suffering financially but ARE NOT on any path for retirement.

For those who are sick and tired of being sick and tired are the people who lives are being changed and they are loving every second of it. I'm hearing many stories of people who had lost hope only to find our opportunity that inspired them to take massive action and change their life. Does financial change happen over night? No! Absolutely not. But they see what I saw. Successful people willing to give their time and knowledge to me and others because they live a life of abundance!

Dreams + Blue Angels = An Awesome Music Video

Ok, I love Van Halen. My all time favorite band. I figured why not post another video of awesome guitar work of the Ultimate Amp Blaster and Face Melter, Eddie Van Halen, the powerful voice of Sammy Hagar, thundering bass of Michael Anthony (Go Mikey) and powerhouse drummer Alex Van Halen to go along with the mighty Blue Angels. If you have not seen the Blue Angels live, they are unbelievable!

I've met Mikey at the Hard Rock Cafe in Chicago in 2006, jammed with Sammy front row and the CEO of NR Jim Piccolo knows these guys and Eddie and Alex. I asked him about it at the April college and he said, oh yeah, I know those guys. I'm good friends with Michael Anthony and I've stayed at Eddie's and Val's place before. I NEARLY fell over talking to him about this (talk about hair raising). Now, I'm not the type of person to get all gitty about meeting celebrities, but MAN, to sit down with Eddie and watch him play on-one-on would be magic.
I have had the pleasure of seeing Van Halen 13 times in concert and Sammy 22 times with and without VH including front row for his birthday bash in Oct. 2003 at the Cabo Wabo Cantina. Greatest experience of my life!

This was recorded at Nouveau Riche's April college. I was so excited sitting in the crowd. This was the night Jim Piccolo unveiled sketches for the $ 74 million Nouveau Riche Entrepreneurial Center.

Remember a true business is something you can walk away from for weeks at a time and still make money. Once you build the business and have it operating and managed properly, your time opens up for you to do whatever you want. You must work your tail off to get started but once it is in place, your time is yours.

I think of all the people who are trading time for dollars, yet complain and never do anything about it and wonder why? As one of my fellow investor friends said. Well, we will always need to someone to make the McDonald's french fries.

The gap between the wealthy and the poor will get larger. In order to close this gap, these people must change their mindset and take action.

Knowing the fact that the wealthy gained their riches through business ownership and real estate investing makes the one statement in this video very profound. Once again, it will only happen if you take action.

Creative Ways to Invest in Real Estate

I have written some articles on various ways to invest in real estate and listed many ways to do it.

My question to all of you is:

What creative ways have you used to invest in real estate?

Please share your ideas on creative financing, clauses/contingencies you have put in your contract as the buyer, negotiating different line items on the contract to make it a win-win-win situation.

For example, when I wholesale, I never put earnest money into the transaction. I word it a specific way and make sure everyone involved understands what I am doing. You have to understand I DO NOT use a NAR Board contract. I know these protect the seller. I use contracts that protect me as the buyer. I always give the seller a letter of understanding for them to sign after I go through everything on the contract. The same holds true for short sales.

In my contracts I have various clauses to get out of them if needed so the next question is:

What kind of creative contingencies have you put into your contracts to get out of the deal if you need to?

Earnest money, financing, inspection, title, appraisal, business partners...

A gentleman joined Nouveau Riche who was a PhD in Math at The University of California Berkley. As a mathematician, he saw the absolute power of our compensation, joined us and is marketing our product today. He is a math wiz.

He calculated the $1 trillion bailout plan (that is amount by now) into seconds and it equals 32,000 years. Chew on that tax payers. Those who are in a higher tax bracket, you know 30%-40% - OUCH! The poor can't pay. The wealthy know loop holes around it, so middle class is stuck.

The very poor plan their life day by day.

Understanding Mortgages

I used to be a mortgage broker so I know exactly how THIS game is played. As a consumer there are certain things you need to know to protect yourself before you sign on the line(s).

Points - 1 point = 1% of the loan amount. Loan is $200,000 and someone wants to charge you 2 points, you will have $4,000 charged to you either up front (purchase) or in the loan refinance.

Closing costs - There is no such thing as NO closing costs. they are paid by someone. Either you will pay or your lender will charge a higher interest rate and pay out of their Yield Spread Premium.

Yield Spread Premium (YSP) - The amount the bank pays the broker for an interest rate on a loan. Typically a good YSP paid to the broker is 1.5% Make sure you see the YSP $ amount on your Good Faith Estimate (GFE) before you sign. If it is not there, do not sign it. Having the YSP $ amount shown to you is LAW.

If you see your YSP $ amount 1.5% times your loan amount and you are not paying closing costs, question the rate. If you are paying points, then you are buying down the rate and your broker should be receiving little to no money in YSP.

Now, you can have both. You can have .75% in points and your YSP $ amount equal to .75%. If you see 1-2 points charged and a hefty YSP amount contact me, I will have you talk to someone very reputable in the business.

Title fees - These fees are third party fees and are not lender closing costs. They are included in closing fees but they are a third party fee.

Interest rate - When you see an interest rate advertised in the newspaper or any media outlet, this is advertised at the 1.5% YSP rate to the broker. Typically these go in at the beginning of the week to the media source (paper) and come out Friday. Unless their is a drastic change, the rate going in on Monday or Tuesday is close to the Friday rate. Be cautious and do your due diligence when being quoted a rate you saw in the paper.

The above mentioned scenarios are Conventional/Conforming rates. A paper - Great Credit

FHA may be different. Do not fall into the trap that the rate will be higher because you are putting little money down. YSP pays a little more to the brokers, but still ask and see what the amount will be on the GFE. Watch for points up front and YSP.

FHA requires an Upfront Mortgage Insurance Premium (MIP), requires escrow set-up and has a monthly insurance payment on the mortgage. Once you get to a certain Loan-to-Value (LTV) amount, the monthly mortgage insurance payment can go away so contact your lender.

***Do not fall into the trap of upfront points on top of the Upfront MIP and escrow set-up.*** Very costly!

Escrow - Depending on the month you close (refinance) will determine how many months of taxes and insurance will be rolled into the new loan amount. This is county specific. Remember, watch for points and heavy escrow amounts.

Payoff - Your payoff amount will be your mortgage balance plus one month. This will give you a month without paying. Remember, you will always pay somewhere.

Fannie / Freddie: Avoiding the 4 property investment limitation

Purchase the home 'subject to' existing financing....yes there is a place on the HUD1 for this for those of you who think it is illegal. Once you close on the deal, quit claim the deed into an LLC. Financing stays in the home owners name. I know what you are asking, what about "due on sale clause?" Remember, banks are in the business to make money, not take back homes. Change mailing address and make sure you PAY the mortgage. Do not do this strategy if you do not have cash reserves or a cash producing business. You are morally obligated to pay the sellers note if you do this investment strategy.

I cannot give out every piece of information but you need to know what clause to put in the contract in order to get out of this property if you need to while still paying on the sellers mortgage before you refinance in under your established LLC.

There are over 305 million people living in America and it is still climbing. Where are they going to live? My rental. Your rental?

In 2005 Americans spent $1.06 for every $1 earned. Yikes! Thank you MC, AE, Visa. Look again at the fact before this one and answer the question, are you on track to retire?

For those of you who are familiar with Nouveau Riche and stayed in the loop, like me, words cannot express they way are hearts feel! JOY!!

Here is the latest news on the home front.

Nouveau Riche has paid out $81 million in commissions to its students as they learn real estate investing and business ownership. Mentors

Who is your mentor? Is your mentor(s) highly successful or your broke neighbor? Who do you listen to for advice? Again, someone who is successful or someone who complains about anything and everything?

I have more a than a dozen mentors who are millionaires. Would you have a better chance of becoming a millionaire from a mentor who is a millionaire or from your neighbor who is financially upside down and complaining about their situation and not doing anything to improve it.

Your chances sky rocket tremendously if you hang around successful people who have done it before you. Don't listen to those who complain. Walk away. Don't' say anything, just walk away. Listen to how people talk. If it is positive join them, negative, excuse yourself and walk.

I'm so blessed with the opportunity I have been in for the last 2 1/2 years. I have met people from all walks of life. I've seen Realtors, mortgage professionals, doctors, dry cleaners, pipe fitters, fire fighters, business owners, broke financial planners and many more change their lives by being mentored by the individuals who taught me.

I love what I do and would not have it any other way!
